THE SHORT ANSWER

PropTitan's deal analyzer underwrites any US address in one view — offer math, rehab estimate, and exit strategies ranked against each other, with flips valued on ARV and hold strategies on as-is value.

HOW IT WORKS

Address in. Verdict out.

01

Enter the address

We pull the property record: beds, baths, square footage, last sale, owner status, and tax data.

02

Review the comps

Recent sold comps load with the record. Include or exclude any comp and the ARV recalculates live — and if the record’s specs are wrong, correct them once and everything recomputes.

03

Get MAO + spread

Set your rule percentage and rehab budget; the offer math is on screen. Exit strategies come ranked — flips underwritten on ARV, holds on as-is value.

QUESTIONS

Before you ask

What exit strategies does PropTitan analyze?

Wholesale assignment, fix-and-flip, BRRRR, and hold strategies like buy-and-hold. Each strategy is scored and ranked for the specific property, so you see which exit the numbers actually support before you make an offer.

How is this different from running numbers in a spreadsheet?

The property data is already in the analysis — record, comps, ARV, and an as-is value — so you skip the copy-paste step where mistakes happen. Flip math uses ARV; hold math uses as-is value. A spreadsheet with one value for both quietly overstates hold deals.

Does it calculate my maximum allowable offer (MAO)?

Yes. The analyzer computes offer math from ARV and estimated repairs. You can also use the free MAO calculator on this site to run the 70% rule on numbers you already have.

Can I change the numbers it assumes?

Yes. Purchase price, rehab budget, and the underlying property specs are all editable, and the analysis recomputes as you change them. If the record has the wrong square footage, fix it once and comps, ARV, and the strategy math all update.
