FEATURE · AI ANALYST
A second opinion on every deal.
Every property gets a deal score and a written read — what works, what’s risky, which exit the numbers favor. The analyst reasons from the deal’s own data — comps, valuations, owner status — not generic advice.

THE SHORT ANSWER
PropTitan's AI analyst scores every deal and explains the score in plain English, reasoning from the same data shown on your screen — comps, as-is and ARV valuations, renovation status, and the owner's situation.
HOW IT WORKS
Score, reasoning, receipts
01
It reads the whole file
Comps, both valuations, renovation flags, owner status, your spec corrections — the analyst reads everything the property page shows. That’s a product rule: whatever you can see, the AI can see.
02
Every property gets a score
A deal score on everything you pull — a triage tool, so your list sorts itself and you spend the afternoon on the deals that deserve it.
03
It shows its work
Next to the score, a plain-English read: the spread, what the comps support, the risks, and which exit the numbers favor. Every number it cites is on the same screen for you to check.

QUESTIONS
Before you ask
What does the AI analyst actually do?
Two things: it scores every deal, and it explains the score in plain English — what makes the deal work, what the risks are, and which exit strategy the numbers favor. It reads the same property data you see on screen, not a summary of it.
Does the AI see the same data I see?
Yes — that is a design rule in PropTitan, not an accident. Every field surfaced on the property page is also fed to the AI: comps, both valuations, renovation status, owner situation. If you correct a wrong square footage, the AI re-analyzes with your correction.
Will the AI serve me a stale analysis after the data changes?
No. When the property data changes — a spec correction, a re-enrichment, new comps — the cached analysis is invalidated and rewritten. You never read a take built on numbers that no longer exist.
Can I trust an AI score enough to make an offer?
Use it the way you’d use a sharp analyst: it shows its reasoning so you can check it. The score points you at the deals worth your time; the explanation tells you exactly why, and every number it cites is on the same screen for you to verify.
Is the AI analyst an add-on?
No. It is included in every plan, starting at $49/month.
